Neighborhoods in Kelowna

KELOWNA NORTH
An older area of Kelowna, this part of town has an abundance of smaller homes. Popular with investors and speculators looking to the future. This area is very close to the cultural district and the lake.

POPULAR POINT
Some very special Kelowna real estate can be found in the hidden enclave known as Poplar Point. Tucked at the bottom of Knox Mountain along Okanagan Lake, you’ll find an established neighborhood of homes. Half on the lake and half on the other side of the road!  Many of these homeowners have done extensive renovations making this one of the more expensive areas to be in.  A great neighborhood  right in the heart of Kelowna that unless you’re familiar with the area, you may never find.

KELOWNA SOUTH
This older area of Kelowna is also known as the “hospital area”. Very popular due to it’s proximity to the hospital, Kelowna South is also close to beaches, parks, and a rejuvenated South Pandosy area that houses many unique shops and restaurants.

GLENMORE
Homes in this neighborhood range in age from 20-40 years. Close to schools, bus, shopping, downtown, and the new “Rails and Trails” system make this an ever popular choice for those looking at “location, location, location”!

DILWORTH
A unique and desirable neighborhood on a mountain, you have the feeling of living out of the hustle and bustle of the city yet in 5 minutes you’re where you need to be. Homes vary in age from brand new to about 15 years old and many have beautiful views ranging from Okanagan Lake, across the City of Kelowna and up the Glenmore Valley.

NORTH GLENMORE
Formally made up of orchards, the Glenmore Valley has now developed into a terrific family area with trails and parks joining the various neighborhoods. Also, in North Glenmore are 4 schools, a couple of boutique malls, and mountain trails good for hiking and biking. Mostly 10-20 year old homes are found here. North Glenmore also includes the areas known as McKinley Landing. 

UNIVERSITY
This is a new designation for the neighbourhoods around UBC Okanagan. It includes the high end Quail Ridge Golf Course Community.

UPPER MISSION
Another growing area of Kelowna, the Upper Mission is also known for being ravaged by the 2003 forest fires. Lots of new housing and building lots are available here with prices ranging widely from moderate to the luxury price classification.

LOWER MISSION
A hugely popular area of Kelowna, Lower Mission is on the flats and consists mostly of homes that are moderately priced right up to and more commonly expensive homes. The higher prices are reflective of the location and proximity to the lake, downtown, and the hospital area. Due to the proximity to the lake, it’s tough to find basement homes here!

SOUTH EAST KELOWNA
A favorite area for those looking for elbow room, this part of Kelowna has many orchards, hobby farms, and neighborhoods with larger lots. Homes in traditional neighborhoods range in age from new to about 20 years old where some of the orchards still have original pickers shacks on them!

SPRINGFIELD SPALL
This area is popular for those looking to condo developments. Multi family dwellings have proven successful here due to the proximity to Orchard Park Mall, major food store chains, buses, Highway 97, and Mission Park Greenway… all within walking distance!

BLACK MOUNTAIN and JOE RICHE
Traditionally an older area of Kelowna, Black Mountain has become a growing area with new subdivisions, gorgeous views, a good supply of building lots, along with a new golf course! Further on down Highway 33 towards the ski area of Big White is a rural area known as Joe Riche. Made up mostly of acreages, it’s a secluded area and about a 20 minute drive into Kelowna.

RUTLAND SOUTH, RUTLAND NORTH, and ELLISON

A solid area of Kelowna, you’ll find new and old neighborhoods mingled together. Very popular with younger families and investors, parts of Rutland are also known as Springvalley and The Bench. Budget priced homes can be found here from time to time but most have moderate prices.

LAKE COUNTRY WEST and EAST
North of Kelowna going towards Vernon are areas known as Winfield, Okanagan Centre, Oyama, and Carrs Landing. They too are growing and developing areas with homes priced moderately and again depending on location can be moving towards the higher priced end. These areas are preferred by people looking for the quiet life.

West Kelowna Neighborhoods:

All of the above are located on the west side of Okanagan Lake. Currently experiencing a flurry of development,  West Kelowna is a popular area for both families and retirees especially now that the new bridge is open! Prices vary widely. Affordable housing as well as unique vacation properties are available. There is also lakefront living at a premium price! There are many new shopping options and ammenities and a short drive of between 5 to 20 minutes gets you into downtown Kelowna.
