Fresh cut flowers are know to make a room look more attractive. But did you know they can also make people happier? According to research, a flower’s combination of colors and scent has a physiological impart on a person’s mood, generally making him or her feel more comfortable and optimistic.
I was involved in a tournament this past weekend in Summerland, BC to raise money for the Lions Club. The day was a huge success… although a bit windy. And apparently I need to adjust my camera angle!
Golf course communities
Kelowna is home to dozens of great golf courses and practice facilities. Many of these courses have real estate attached in the form of residential communities.One of my fav’s is Gallaghers Canyon Golf and Country Club. The scenery on this 18 hole South East Kelowna course is beautiful and as well there’s an outstanding 9 hole executive course called The Pinnacle . I must also tell you about my favorite golf instructor Tara Roden . She rocks the game of golf! Ok… back to golf course real estate! Another favorite is The Quail and The Bear courses both located in the Quail Ridge community on Kelowna’s northern border.
The community at Gallaghers Canyon is very popular and prices for townhomes currently start at $379,900 for a 1,400 square foot 2 bed, 2.5 bath home. Detached homes currently for sale start at $425,000 and go right up to $1.9 million. There are also a few choice lots left that are currently available to build new homes on.
Quail Ridge located out by Kelowna’s International Airport, YLW, is another popular golf course community offering 2 full size courses. Condo’s are currently available starting at $179,900 for a 1 bed, 1 bath apartment with great amenities like secure parking and outdoor pool& hot tub. Townhomes and single family homes currently are priced between $250,000 and $1.2 million.

We’ve all heard that first impressions are so important. 97% of buyers shopping for their homes in Kelowna will use the internet and will see pictures. These pictures came from actual listings I’ve seen. Really? A guy in bed? Not the best first impression.
Photos give the buyer an idea of what to expect when they personally view the home. It’s important to present the most accurate and attractive picture of each properties features. If something can’t be photographed properly, don’t use it.
I like to inject a bit of humor or something that catches the eye. 87% of buyers will work with a realtor when buying or selling their Kelowna real estate. So when selling a home, you’ve got to appeal to the realtors first as they’re the front line and THEN you’ve got to appeal to the buyers.

It’s hard to ignore the big piece of undeveloped land at 1151 Sunset Drive in downtown Kelowna that has been sitting dormant for the past 4 years. As of Wednesday June 27, 2012 the court approved a sale to a Vancouver based company for what we know as Lucaya, the luxury high-rise condo development that failed to get off the ground in 2008. This company paid $3.8 million dollars. Does this sale signify that our Kelowna real estate market is continuing to gain momentum?
Lakeview for the birds?
For years the locals, and local business owner, in our cultural district had to compromise their status to what would have been a great addition if Lucaya could have risen to the occasion if it weren’t for a lack of capital to help build it. The Okanagan Mainline Real Estate Board is confident that this new deal will breathe a breath of fresh air into our city but wait, there seems to be an issue with the previous owners. As the site sat empty over the past year the crane that was going to be used to construct the 21-story building got new tenants and they have been raising a stink since. Apparently the place has gone to the birds, literally! Amongst all the birds flocking to the site there is a family of Osprey that has built a nest on the cranes arm. “We don’t have authority to remove those nests, hence we can’t take down the crane in its entirety, We feel that if we can remove the first 15 meters of this structure, we should resolve the problem in October when the birds go south and it’s all resolved.” Said Rob Mayne the City Director of Corporate Services. That gives Lucaya’s owner corporation, Platinum Equities, 30 days to deal with the issue before the city takes over themselves. So will Lucaya rise to the occasion? The details of the final project have not yet been disclosed, but we do know it has potential to be a high-rise condo tower up to 21 stories tall. With or without the birds!

I have a whole new respect for actors, actresses, and the people behind the lenses that make it all happen. I’ve been working with Media Button to create a whole new video production for my real estate listings and my website. Dave, Marla, and Melissa were the creative minds to come up with the theme. Chris and Christine were amazing on the day of shooting. They had everything organized well and it only took 8 hours! Although exhausting, I can’t wait to see the finished products. When we’re done each and every one of my listings will have a unique video showcasing not only the home and property but surrounding neighborhood and all the ammenities home buyers want to see when searching for a home. There will also be a short & sweet “get to know Paige” shot.
Today Megan Hartridge of 689 Photography met me for what turned out to be half of our photo shoot… thanks to Mother Nature and a freak downpour! We tried a new hip setting and I was nervous for this as well as the video production, but Megan made me smile right away and I felt at ease. I’ll post the pics when they’re done!
There are a few homes in Kelowna that have some scary history behind them. A seller is not required anymore to disclose these stigma’s, like murder or suicide, to the buyer. Some buyers care and some don’t.
I rented a house not too long ago while we were building and there was definately some spooky things that happened there. Lights coming on in the middle of the night, apparitions moving around at night that were clearly visible, smoke alarms going for no reason. If you believe in ghosts, I’d have to say this “ghost” was friendly and had a sense of humor. My family was all aware of it being around but never had any fear.
